{"id":10,"date":"2007-01-09T22:24:54","date_gmt":"2007-01-09T21:24:54","guid":{"rendered":"http:\/\/lillabjallerupbostader.se\/tofta\/?page_id=10"},"modified":"2015-01-01T08:58:00","modified_gmt":"2015-01-01T08:58:00","slug":"villkor","status":"publish","type":"page","link":"https:\/\/lillabjallerupbostader.se\/tofta\/villkor","title":{"rendered":"Villkor"},"content":{"rendered":"<h2>Allm\u00e4nna villkor f\u00f6r uthyrning av stugor och l\u00e4genheter<\/h2>\n<hr \/>\n<p><strong> Vem \u00e4r ansvarig?<\/strong><br \/>\nAnsvarig uthyrare \u00e4r: Nicklas och Aja Guld\u00e5ker, Staffanstorp.<br \/>\nR\u00f6kning undanbedes och husdjur \u00e4r ej till\u00e5tna i stugorna!<br \/>\nSom uthyrare \u00e4r vi skyldiga se till att:<\/p>\n<ul>\n<li>du f\u00e5r en skriftlig bekr\u00e4ftelse p\u00e5 din bokning<\/li>\n<li>du f\u00e5r handlingar och uppgift om var nyckeln kan h\u00e4mtas i god tid, men inte n\u00f6dv\u00e4ndigtvis mer \u00e4n 30 dagar f\u00f6re avtalad ankomstdag<\/li>\n<li>stugan\/l\u00e4genheten st\u00e4mmer med beskrivningen.<\/li>\n<li>du informeras om alla v\u00e4sentliga f\u00f6r\u00e4ndringar, som r\u00f6r din bokning,<\/li>\n<li>du f\u00e5r disponera stugan\/l\u00e4genheten fr\u00e5n kl 16.00 avtalad ankomstdag till kl 12.00 avresedagen, om inget annat bekr\u00e4ftats.<\/li>\n<\/ul>\n<p><strong>N\u00e4r blir min bokning bindande?<\/strong><br \/>\nB\u00e5de du och vi \u00e4r bundna vid hyresavtalet s\u00e5 snart vi bekr\u00e4ftat bokningen och du betalat anm\u00e4lningsavgiften (eller hela hyran).<\/p>\n<p><strong>N\u00e4r skall jag betala?<\/strong><br \/>\nOm du bokat tidigare \u00e4n 60 dagar i f\u00f6rv\u00e4g \u00e4r anm\u00e4lningsavgiften 20% av hyran.<\/p>\n<p>Anm\u00e4lningsavgiften skall betalas inom 10 dagar fr\u00e5n det att vi s\u00e4nt bekr\u00e4ftelsen till dig.<\/p>\n<p>Den r\u00e4knas av fr\u00e5n hyran. Resten av hyran skall betalas senast 60 dagar f\u00f6re avtalad ankomstdag.<\/p>\n<p>Om du bokat senare \u00e4n 60 dagar i f\u00f6rv\u00e4g skall hela hyran betalas inom 10 dagar, dock senast dagen f\u00f6re ankomstdagen (hyran ska finnas registrerad p\u00e5 Guld\u00e5kers bankgiro 5302-9849).<\/p>\n<p>Om du bokat en l\u00e4ngre period \u00e4n 30 dagar, beh\u00f6ver du inte betala de f\u00f6ljande 30-dagarsperioderna f\u00f6rr\u00e4n sista bankdagen f\u00f6re varje ny 30-dagarsperiods b\u00f6rjan.<\/p>\n<p><strong>Vad h\u00e4nder om jag inte betalar i tid?<\/strong><br \/>\nOm du inte betalar anm\u00e4lningsavgiften i tid har vi r\u00e4tt att stryka din bokning. Ingen p\u00e5minnelse skickas ut. Om du missar betalning av hyran r\u00e4knas det som en avbokning fr\u00e5n din sida och d\u00e5 g\u00e4ller reglerna f\u00f6r avbokning.<\/p>\n<p><strong>Vad g\u00e4ller om jag vill avboka?<\/strong><br \/>\nDu kan avboka muntligen eller skriftligen till oss. Avbokningen r\u00e4knas inte om den g\u00f6rs till n\u00e5gon annan eller s\u00e4nds till stugan\/l\u00e4genheten. Vi \u00e4r skyldiga att bekr\u00e4fta din avbokning skriftligen.<\/p>\n<p>Om du avbokar tidigare \u00e4n 40 dagar f\u00f6re avtalad ankomst, beh\u00f6ver du inte betala mer \u00e4n en expeditionsavgift p\u00e5 500 kronor.<\/p>\n<p>Om du avbokar 40 dagar eller senare f\u00f6re avtalad ankomst, m\u00e5ste du betala 90% av hyran.<\/p>\n<p>Om du redan hunnit betala mer \u00e4n vad du i s\u00e5 fall blir skyldig att betala, s\u00e5 f\u00e5r du omedelbart tillbaka mellanskillnaden.<\/p>\n<p><strong>Vad har jag f\u00f6r r\u00e4ttigheter?<\/strong><br \/>\nOm du har klagom\u00e5l b\u00f6r du framf\u00f6ra dem till oss snarast m\u00f6jligt, helst inom 3 dagar fr\u00e5n ankomstdagen. Fel, som uppst\u00e5r under vistelsen, b\u00f6r du anm\u00e4la omg\u00e5ende, s\u00e5 att vi f\u00e5r en chans att r\u00e4tta till det.<\/p>\n<p><strong>Vad har jag f\u00f6r skyldigheter?<\/strong><br \/>\nDu m\u00e5ste v\u00e5rda stugan\/l\u00e4genheten v\u00e4l och f\u00f6lja de ordningsregler, anvisningar och best\u00e4mmelser som g\u00e4ller. Du ansvarar sj\u00e4lv f\u00f6r alla skador, som uppst\u00e5r p\u00e5 fastigheten och dess inventarier, genom att du eller n\u00e5gon i ditt s\u00e4llskap varit v\u00e5rdsl\u00f6s.<\/p>\n<p>Du f\u00e5r inte anv\u00e4nda stugan\/l\u00e4genheten till n\u00e5got annat \u00e4n vad som avtalades vid bokningen (vanligtvis fritids\u00e4ndam\u00e5l) och du f\u00e5r inte l\u00e5ta fler personer \u00f6vernatta i stugan\/l\u00e4genheten eller p\u00e5 tomten, \u00e4n vad du uppgav vid bokningen.<\/p>\n<p>Du m\u00e5ste st\u00e4da ordentligt f\u00f6re avresan. Om du missar detta kommer vi att utf\u00f6ra st\u00e4dning p\u00e5 din bekostnad!<\/p>\n<p><strong>Krig, naturkatastrofer, strejker m.m.:<\/strong><br \/>\nB\u00e5de du och vi har r\u00e4tt att tr\u00e4da ifr\u00e5n hyresavtalet om stugan\/l\u00e4genheten inte kan tillhandah\u00e5llas p\u00e5 grund av krigshandlingar, naturkatastrofer, arbetsmarknadskonflikt, l\u00e4ngre avbrott i vatten- eller energitillf\u00f6rseln, eldsv\u00e5da eller andra liknande st\u00f6rre h\u00e4ndelser, som varken du eller vi kunnat f\u00f6rutse eller p\u00e5verka. Vi \u00e4r i s\u00e5 fall skyldiga att fortast m\u00f6jligt betala tillbaka vad du betalat, med avdrag f\u00f6r den nytta du haft av stugan\/l\u00e4genheten.<\/p>\n<p><strong>Vad h\u00e4nder om vi inte kommer \u00f6verens?<\/strong><br \/>\nV\u00e4nd dig direkt till oss med eventuella klagom\u00e5l. T\u00e4nk p\u00e5 att dina m\u00f6jligheter att f\u00e5 r\u00e4ttelse kan minska om du dr\u00f6jer med att klaga. Om vi inte kommer \u00f6verens, kan du v\u00e4nda dig till Allm\u00e4nna Reklamationsn\u00e4mnden. Adressen \u00e4r: Box 174, 101 23 Stockholm (www.arn.se)<\/p>\n<h2>General conditions for renting cottages and flats<\/h2>\n<hr \/>\n<p><strong> Who is responsible?<\/strong><br \/>\nThe responsible landlord is: Nicklas and Aja Guld\u00e5ker, Staffanstorp.<br \/>\nNon smoking and no pets in the cottages!<\/p>\n<p>As landlords we are obliged to ensure that:<\/p>\n<ul>\n<li>you receive written confirmation of your booking,<\/li>\n<li>you receive documentation and details of where to pick up the key in good time, but not necessarily more than 30 days before the agreed day of arrival,<\/li>\n<li>the cottages\/flat agrees with the description. you are informed of any important changes concerning your booking,<\/li>\n<li>you may use the cottage\/flat from 4 pm on the agreed day of arrival until 12 am on the day of departure, unless otherwise confirmed.<\/li>\n<li>If you are not satisfied with the cottage\/flat, you should contact us.<\/li>\n<\/ul>\n<p><strong>When does my booking become binding?<\/strong><br \/>\nYou and we are bound by the lease as soon as we have confirmed you booking and you have paid the application fee (or all the rent).<\/p>\n<p><strong>When should I pay?<\/strong><br \/>\nIf you booked earlier than 60 days in advance the application fee is 20% of the rent. The application fee should be paid within 10 days of the date on which we sent the confirmation to you. It will be deducuted from the rent. The rest of the rent should be paid no later that 60 days before the agreed day of arrival.<\/p>\n<p>If you booked later than 60 days in advance, all the rent should be paid at the latest within 10 days, but no later than the day before arrival day. (The rent has to be registreted at the Guld\u00e5ker bankgiro 5302-9849.)<\/p>\n<p>If you booked a longer period than 30 days, you do not need to pay for the following 30 &#8211; day periods before the last bank day before the start of each subsequent 30-day period.<\/p>\n<p><strong>What happens if I don&#8217;t pay on time?<\/strong><br \/>\nIf you don&#8217;t pay the application fee on time, we have the right to cancel your booking. I you fail to pay the rent this is counted as a cancellation on your part and in that case the rules for cancellation apply.<\/p>\n<p><strong>What are the rules if I want to cancel?<\/strong><br \/>\nYou can cancel verbally or in writing through us or through the place that took your booking. Cancellation is not valid if it takes place through another party or is sent to the cottage\/flat. We are obliged to confirm your cancellation in writing.<\/p>\n<p>If you cancel more that 40 days before agreed arrival, you do not need to pay more than a service charge of 500 SEK.<\/p>\n<p>If you cancel [max 40] days or later before agreed arrival, you will have to pay 90% of the rent.<\/p>\n<p>If you have already paid more than you are obliged to, the difference will be reimbursed by the party to whom it was paid.<\/p>\n<p><strong>What are my rights?<\/strong><br \/>\nIf you have any complaints they should be communicated to us as soon as possible, preferably within 3 days from the day of arrival. Any defects which occur during your stay should be reported immediately, so that we have the opportunity to rectify them.<\/p>\n<p><strong>What are my obligations?<\/strong><br \/>\nYou must take good care of the cottage\/flat and follow the rules and regulations which apply. You are personally responsible for any damage that occurs to the property and its contents through your own negligence or that of someone in your party.<br \/>\nYou must not use the cottage\/flat for any purpose other than what was agreed at the time of booking (normal leisure purposes) and you must not allow more people to stay overnight in the cottage\/flat or in its grounds than you stated on booking.<\/p>\n<p>You must clean properly before you depart. I you fail to do so we will do the cleaning at your expense!<\/p>\n<p><strong>War, natural disasters, strikes, etc.<\/strong><br \/>\nYou and we have the right to depart from the lease if the cottage\/flat cannot be supplied owing to military operations, natural disasters, labour-market conflicts, protracted interruptions in the supply of water or energy, fire or other similar major occurrences, which neither you nor we could have foreseen or influenced. Under such circumstances we are obliged to reimburse what you have paid with a deduction for the benefit you may have had from the cottage\/flat.You and we have the right to depart from the lease if the cottage\/flat cannot be supplied owing to military operations, natural disasters, labourmarket conflicts, protracted interruptions in the supply of water or energy, fire or other similar major occurrences, which neither you nor we could have foreseen or influenced.<\/p>\n<p>Under such circumstances we are obliged to reimburse what you have paid with a deduction for the benefit you may have had from the cottage\/flat.<\/p>\n<p><strong>What happens if we don&#8217;t agree?<\/strong><br \/>\nTell us about any complaints immediately. Bear in mind that your chances of obtaining redress may diminish if you delay in making your complaint. If we don&#8217;t agree, you can contact Allm\u00e4nna Reklamationsn\u00e4mnden (the National Board for Consumer Complaints) which consists of an impartial chairman and a number of representatives of travel organizers and consumers.
